The municipal population of just over 7,000 has remained steady since the turn of the century and has anmedian average age of just under 48 years according to the 2011 Canada census.

The fall season offers corn maze tours and in the winter snowmobile trails are at your doorstep.

Home Purchase – Nearly 50 homes were sold in 2015 with an average sale price of just over $380,000. The lowest sale price was $148,900 while the highest value home sold for $1,025,000. To give you a better idea of how home prices were distributed in price range here is how it looked as January 1st, 2016. Given the number of higher end homes on the market on that date it drove the average list price to almost $675,000. If you don’t mind being a few minutes outside the urban community of Bayfield then your cottage and year round options are extensive.
When travelling north to Goderich there is 21 km of lakeshore. Homes in this area sold for an average price in 2015 at $241,354. These homes will all be on private wells, either communal or personal and will also use septic systems for waste disposal. The neighbourhoods are all accessed from Provincial Highway 21 and are either on municipally or privately maintained roads.
South to Grand Bend offers 29 km of lakeshore. The average sale price in 2015 in this area was $481,058 with a wide range from as low as $159,000 to a home that sold for $1,895,000. These homes will generally all be on the municipal water system but will make use of private septic systems for waste disposal. All communities are accessed from Provincial Highway 21 and will also be either on municipally or privately maintained roads.

Some building lots are available but there are limited opportunities within the town boundaries. In 2015 building lot sales in town ranged from $75,000 up to $225,000 for a prime location that was not lakefront. Outside of the town boundaries you can purchase one acre lots for just under $50,000 or lots closer to the lakefront ranging from the high-$50’s to as high as a half million dollars on the lake. Prior to purchase it is always wise to confirm access to services as they can add substantially to your investment cost.

Many options are available from condominium ownership to freehold to land lease. Some small square footage one floor bungalow homes are available and life lease homes that are priced between $259,000 to $325,000 are a popular choice.
